How We Work - Our Listing Process:
- During our first visit we tour your home so we can prepare a complete analysis of its positive features as well as things that might be challenging to getting it sold. We also want to understand your goals, expectations, and time frame for selling
- We then prepare a thorough and accurate written analysis of your home’s estimated market value, its positive features and challenges, and our recommendations for preparing your home for sale, and estimated costs of selling your home. We also prepare a written detailed marketing plan with a timeline
- When you select us to represent you, we then prepare the listing paperwork and provide you with a detailed guide to what you need to do to get ready. We can provide assistance in finding reliable contractors for any repairs, painting or other work you might need, as well as professional staging advice and assistance
- Getting your home sold in today’s real estate market is all about preparation, appropriate pricing, and promoting its positive features to prospective buyers in a manner that reaches the maximum number of potential buyers. We are here to guide you every step of the way

- When we list your property we represent only you. Unlike many listing agents today, it is our standard business policy to not represent two parties in the same transaction. We believe buyers expressing interest in your property should have their own representation to avoid any potential conflict of interest. If they do not have someone they are working with we will refer them to a qualified agent who can represent them if they wish to purchase your property
- Appropriate and professional management of the negotiation once a contract has been received.
- Appropriate and professional negotiation of any home inspection or “walk-through” items after a contract has been ratified
- Ongoing “back-end” monitoring of the sales process to insure that the property actually goes to settlement and that there are “no surprises” at settlement
- Ongoing issue resolution and problem solving. This may sound simple, but it takes knowledge and experience to negotiate and navigate issues that may arise between contract ratification and settlement – we are experts at finding mutually-agreeable solutions without escalating everyone’s stress level
